Peninsula Overlay

The City of Mobile’s Unified Development Code (UDC) is the City’s comprehensive framework for regulating land use and development. It brings together zoning, subdivision, development standards, and other regulations into one unified set of requirements for how property can be developed throughout the City.

Within the UDC, the Peninsula Overlay provides additional development standards specifically for the Peninsula of Mobile. The Overlay recognizes that the Peninsula has unique environmental, geographic, and community characteristics that require a more tailored approach to development. The Peninsula Overlay is intended to guide growth while protecting the qualities that make the Peninsula unique. Its standards address elements such as development patterns, landscaping, streetscape and pedestrian improvements, stormwater management, and conservation-oriented development. The Overlay works alongside the underlying zoning regulations, providing additional standards for properties within the designated Peninsula area. Where the Overlay establishes requirements that differ from the underlying zoning, the Overlay’s standards apply.

The goal is not to prevent development, but to support the type of development that makes the Peninsula better.

The UDC and Peninsula Overlay provide a framework for responsible growth in the Peninsula, helping ensure that new development considers not only individual properties, but also the surrounding environment, infrastructure, streets, drainage, and long-term character of the area.
